
Castlethorn has secured a €100 million capital commitment from Avenue Capital Group, which will enable the company to accelerate its housing delivery across the Greater Dublin Area. This deal grants Avenue Capital a minority stake in a new vehicle created to support Castlethorn’s residential expansion strategy over the next few years.
The vehicle will initially fund residential schemes on sites already owned by Castlethorn, with the capacity to build around 4,000 homes. It will also finance land acquisitions anticipated to support an additional 3,000 units in the Greater Dublin Area. In total, these initiatives could result in a pipeline of over 7,000 homes, subject to planning approvals, phasing schedules, and market conditions.
This agreement represents a significant influx of institutional capital into Ireland’s housing sector. Avenue Capital Group, a global investment firm, is taking a non-controlling stake in the vehicle, allowing Castlethorn to maintain operational control over its development pipeline.

Castlethorn delivered 1,150 homes in 2025. With its long-term growth strategy, the company aims to double this figure by 2028. The Avenue Capital commitment is a key element supporting this target, providing Castlethorn with additional financial capacity to progress existing schemes, contracted acquisitions, and future opportunities.
The investment reflects Avenue Capital’s confidence in Castlethorn’s track record and its integrated development approach. Castlethorn handles land acquisition, planning, infrastructure delivery, construction, and long-term stewardship in-house, enabling better control over project timelines and quality.

Construction on the first supported schemes is expected to begin in the coming months, with additional land acquisitions to follow as opportunities arise. Whether this partnership can help significantly shift Dublin’s housing shortage remains to be seen, as planning timelines in the Greater Dublin Area have historically been unpredictable, and construction cost pressures persist.
